Continuing Rise in Executive Condominium (EC) Prices

With strong demand and limited supply, EC prices look to continue their upward trend in the coming years.
The First EC launch of year 2025, Aurelle at Tampines st 62 , saw a 90% of its units sold with an average price of $1,766 psf - the highest in EC history.
There is a strong market demand for ECs especially from HDB upgraders. Fewer EC projects have been launched in past years, leading to a pent-up demand.
Many HDB flats have reached their Minimum Occupation Period ( MOP ) , resulting in a large pool of eligible buyers in the market.
In 2022, the price of OCR ( Outside Central Region ) non-landed private condos was 14.2% higher than EC prices. In 2023, this gap widened to 19.5%. By 2024, it further expanded to 21.8%. This widening gap presents an opportunity for EC owners to enjoy considerable capital appreciation.
